This land, mostly forested, is atop a deep aquifer with a yet undetermined amount of mine-able stone. A small sample of the stone was tested. It meets CT DOT Form 816 M.02.02 specification of not more than 50% loss to abrasion. The 23% material loss is comparable to that of two of the biggest suppliers in Connecticut.

This land borders a Tilcon quarry, Nature Conservancy land and several private owners. It is bisected by an electric power utility easement. On April 16, 2010 this land was approved for future acquisition by the CT DEEP Land Acquisition Committee through the Recreation and Natural Heritage Trust Program. Possibility of build-able lots directly on South Road frontage. All access is from South Road, Bozrah. The Montville property is accessed from an easement from South Road.
